General Responsibilities and Expectations of Blue Grass Manor Homeowners' Association Board Members
Trustees are expected to fully execute the responsibilities of their board position and any additional assignments in a timely manner and to request assistance or clarification as needed.
Confidentiality: All matters pertaining to Association business, i.e., specific homeowner financial details, board actions, discussions at meetings or between trustees, and outcomes are to be held confidential unless stipulated otherwise.
Communication: Trustees are expected to check their email, texts, and phone messages regularly and be responsive in a timely manner. Trustees are expected to communicate homeowner feedback and/or issues to fellow trustees as soon as feasible to facilitate the Board’s timely response.
Participation: Trustees are expected to regularly attend Board meetings and the Association’s annual meeting. If they are unable to do so, they need to let the President know at least one week in advance, except in the event of an emergency.
If a Trustee misses a meeting, it is their responsibility to follow up with the President for the content of that meeting.
Trustees are expected to participate in group projects, i.e., annual statement mailing, distribution of pool passes, facility inspections, etc.
Provide assistance to other trustees as requested.
Observe the state of the common areas and alert fellow trustees of issues, i.e., grass not mowed by a contractor as expected, etc.
Intercede on behalf of lifeguards should a situation deem it necessary.
Trustees should familiarize themselves with the following:
Association bylaws
Policies and/or rules regarding common areas of the Association
Responsibilities of other trustees
Board procedures
Professionalism: Trustees are expected to conduct themselves in a manner in accordance with generally accepted business practices when representing the board.
