About Blue Grass Manor HOA:
Blue Grass is a homeowners’ association with over 100 homes. We’re located off Sprague Road in Berea, Ohio – just east of Olmsted Falls.
Planning On Moving Here?
If you are considering moving to Blue Grass HOA, please be aware there is an annual assessment to maintain and manage the amenities and common grounds.
Common Grounds:
Known as 696 Trotter Lane (50,255 Square Feet), which includes a Basketball Court, 4 Islands, Playground, Swimming Pool and Pool House.
What The Board Does:
The board’s primary function is to maintain common grounds and manage the affairs of our non-profit homeowners’ association, e.g. assessment collections, taxes, finances, legal disputes, pool & common grounds maintenance and management, etc. (See Bylaws – Article VI, Section 6 – Pg 4)
What We Don’t Do:
We do not provide individual property maintenance such as snow removal, lawn care, etc.
Board members have no jurisdiction in controlling domestic affairs, up-keep of homes, and/or individual properties.
The board does not enforce or restrict zoning laws. Additions or modifications to homes and/or properties should be taken up with the City of Berea.
Disputes with neighbors or any public disturbances, on or around, your property must be taken up with the appropriate authorities.

Please be diligent to remind prospective home buyers that Blue Grass Manor is a homeowners’ association with an annual assessment.
We have been a non-profit 501 (C) (7) Since 1965. Assessments are not tax deductible.
